If you go to buy a house, the agent or the builder, will almost always tell you that there are no options other than the 2-3 they’re showing you because practically all the units in the project are sold out. They’ll put you in a position where you can’t ask for a discount, can’t say I rather get a park facing or a North facing or a preferential house number... Because they absolutely want to kill all the negotiation power you have to point issues with the project and seek a better price. This artificial scarcity is so easy to see through by just going on the RERA website of your state, and looking at listed projects. Each project has to upload a mandatory quarterly report in which they have to give all the details of number of units sold, left unsold among complaints received against the builder and what not. Those who know how to use this information have some ground in negotiating real estate better.
