My first commercial warehouse deal… it was an accident A friend of mine had a 16,000 sqft warehouse deal in contract and brought it to me to help with the funding I reviewed the deal and thought rents could be about $8/sqft. After I factored in all of the expenses (taxes, insurance, trash, vacancy, repairs, etc) it seemed like a base hit We bought the deal for $640,000 The property was majority vacant (had multiple units in it) so we did any necessary evictions (non paying tenants), turned the vacant units, and leased them out And I was right… rent was about $8/sqft But here is the big “Ah - ha” moment I had The commercial brokers I spoke with told me the $8/sqft number was accurate but “then I had to add the CAMs on top of that” Up until this point I had only heard of “CAMs” but never understood it Well… in the commercial world on NNN leases you have “Base rent”, which was the $8/sqft and then you have the “CAMs”, which are the common area maintenance expenses like taxes, insurance, grass, snow, trash etc that the tenants pay for as well On top of that… these were 3-5 year leases that were personally guaranteed and the tenants were responsible for their own repairs/maintenance 🤯 Long story short, my “base hit” deal turned into a triple It nets $1,000’s of dollars per month and also ended up with almost $500K of equity in the deal That is the day I realized that commercial real estate was a game changer and that I wanted to do more deals like this one! Supersets/drop sets are always factored into my arm workouts. I prioritize a few different curl variations — hammer curls, cable rope curls, barbell curls, and alternating supinated curls.
