Many talk about redlining. But blockbusting was different. Redlining was institutional and documented. Banks and the federal government literally drew red lines around Black neighborhoods, denying mortgages and investment at scale. Blockbusting, on the other hand, operated street by street. When middle-class Black families tried to move into white, upwardly mobile neighborhoods, their presence alone was treated as a “threat” to property values. White homeowners were often warned that their neighborhood was “changing” and that they should sell quickly before prices dropped. Fear spread fast. Many sold in panic. Real estate agents exploited that fear by buying homes from white owners at reduced prices, then reselling them to Black buyers at inflated rates. But it also worked in reverse. When agents discovered a prospective buyer was Black, deals were suddenly “unavailable.” Listings disappeared. Financing became complicated. Barriers quietly appeared. Keeping neighborhoods white wasn’t always about law — it was about obstruction. Unlike redlining, blockbusting thrived on rumor, racial anxiety, and manipulation. It relied on the belief that proximity to Black families meant decline — a belief that hurt both communities. One extracted wealth. The other restricted mobility. Both enforced segregation.
