I’m hearing many are having a hard time filling your Section 8 apartments. I’ve done some digging, and have noticed these common factors that may be deterring them from your rental. Credit Checks: Checking credit is a typically a pivotal step when screening. However, when screening Section 8 tenants, it’s a bit different. These tenants often place a higher priority on their rent than other financial obligations. That means while they might have a few blemishes on their credit report from things like unpaid phone bills or a repossessed car, but they are generally more consistent in paying rent. This is because maintaining their housing and staying in the Section 8 program is a top priority. Application Fees: Then there’s the issue of application fees. For many tenants, the hunt for an apartment involves applying to several places in hopes of getting approved for one. When faced with a high application fee, like $50 per adult, many will hesitate or skip applying altogether. Especially if they’ve already spent a couple hundred in fees. So, what’s my strategy? I focus on landlord checks, eviction checks, and personal interviews. This gives a more rounded view of the tenant’s reliability, without relying on credit scores or discouraging them with steep application fees.
