Based on data from the U.S. Census Bureau’s American Community Survey, this ranking shows the average annual property taxes paid by owner-occupied homes in 2024 — and the range is wider than most people expect. In some states, the average homeowner pays under $1,000 a year. In others, it’s $6,000–$9,000+. At first glance, it looks like some states are simply “high-tax” and others are “low-tax.” But here’s what’s really behind the numbers: Rates vs. bills aren’t the same: A “high-tax” state can have a moderate rate but expensive homes → big bills. A “high-rate” state with cheap homes can still have smaller bills. It’s a local tax, not just a state tax: Two towns in the same state can feel like different countries because school districts and municipalities set big parts of the bill. Assessment rules matter more than people think: Some places reassess frequently (so bills move with the market), others lag for years, and some cap increases (great if you stay, painful for new buyers). New buyers can subsidize long-time owners: Where there are caps/exemptions, the person who bought 15 years ago may pay dramatically less than the neighbor who bought last year. The “low property tax” states often shift the burden elsewhere: Higher sales taxes, higher insurance costs, HOA fees, tolls, or special local levies can quietly replace what property tax would’ve covered. School quality is often tied to the tax base: Property taxes can be a proxy for school funding and amenities (not a guarantee—just a strong correlation in many areas). In other words, property taxes are less about the tax itself — and more about where economic growth, public spending, and housing demand meet. President Trump on Monday said he supports suspending the federal gas tax to provide relief at the pump amid skyrocketing energy costs tied to the war in Iran. Such a move would require an act of Congress, and Sen. Josh Hawley (R-MO) and Rep. Anna Paulina Luna (R-FL) said they intend to introduce legislation to that effect in both chambers this week. Gas prices have risen sharply since the war began in February, leading to the closure of the Strait of Hormuz, through which about 20% of the world’s oil normally transits. The national average for a gallon of gas is around $4.52, according to AAA — a 50% jump since the war began. The federal tax is currently set at 18.4 cents per gallon on gasoline and 24.4 cents per gallon on diesel. The president said he would support suspending the tax “until it’s appropriate” and maintained that prices would sharply fall once the war is settled. “When this ends, you’re going to see it drop like a rock,” he said.
