There’s a curfew, chores, a house manager, and clear rules so they can work, save, and get back on their feet. It isn’t treatment or medical care. And it’s not a halfway house. You simply provide a safe, structured, and substance free environment. Residents aren’t tenants on leases. They sign a simple license to occupy a bed and agree to the rules. The demand for Sober Living Homes is extremely high because substance abuse is rapidly rising in the U.S. Here’s the simple way to start: 1️⃣ Pick a location. Call the Continuum of Care of nearby counties and ask if they need beds, the typical rate per resident, and how to get approved as a vendor. 2️⃣ Check the local rules. Most states do not require a license for this, but AZ, UT, and NJ do. 3️⃣ Get a house in a safe area near transit and a grocery store. If you buy: Private money for down payment + gap lending, hard money for acquisition and rehab if needed, refinance into long term financing once rehab is complete. If you lease: 2-3 year corporate lease 4️⃣ Set it up as a Sober Living Home. Buy durable furniture from FB marketplace, 2 beds per room, 2 full‑size fridges, keypad locks, entry cameras. Budget about $5k-$10k. 5️⃣ Set up tight systems: License‑to‑occupy, intake form, house rules, chore chart, curfew. Appoint a house manager. 6️⃣ Build a waitlist before opening.
