Buy land - money paid toward land can be considered down payment for your construction loan 3. Our Bootstrap Builders Program provides you with a list of banks in every state who will lend to Owner-Builders without a General Contractor on record! 5. Join "SMART Owner Builders" (https://loom.ly/l6cDUQc) or our exclusive group for people thinking about owner building. 6. Decide which jobs you want to hire out vs jobs you want to self-perform. We hired out subcontractors for most of our jobs, but this is completely up to you! Do you want to do all, some, or none of the work? 7. No utilities, no problem? → When you buy a house, it’s already hooked up — water, electricity, septic, internet… it’s all there. Land? You might be starting from zero. We had to figure out how far power was, where to put our well, septic permitting—it’s a process. 2. Financing is a whole other beast → Getting a mortgage on a house? Way easier. Buying land? is tough. Getting a loan as an owner-builder can be challenging. Most banks prefer working with a licensed GC because it gives them more confidence the project will get finished.You’ll likely need cash, a local bank that gets land builds, or a private lender willing to work with you. 3. Zoning and restrictions will humble you → With a house, what you see is what you get. With land, you think you can do whatever you want… until the county says otherwise. Zoning, setbacks, flood zones, easements — all stuff you have to research before buying. 4. It’s not move-in ready — it’s move-in-eventually → Even if you’re buying land today, you might not be living on it for months or even years. Building takes time. Permits take time.
