Grounded in Place. Occupying a compact site of just under 1,000 square metres, 158 Botany Road is shaped by a tight urban envelope; flood planning controls, future laneway connections and surrounding fine-grain fabric. Rather than resist these constraints, the scheme uses them to define a robust and flexible architectural framework. Setbacks become landscaped civic edges, flood levels inform a resilient ground plane, and a future-ready access strategy allows the building to adapt as the precinct evolves. Above, efficient cores, column-free floorplates and a layered green façade deliver adaptable, low-carbon workplaces designed to evolve with the precinct. #designexcellence #studiosc #ThinkInNewDimensions #architecture #commercial #designcompetition #sydney
