Outlaw strip malls! You can’t just allow good buildings to get built and then hope for the best — you also have to stop bad buildings. Here’s how one city put their foot down and is saying NO to more strip malls. We all love some of the shops and services in strip malls. (Don’t worry, they’ll be with us for at least another century!) But Ann Arbor knew that single-story developments with big parking lots out front were simply bad for the city’s future. These properties don’t pay their fair share of taxes, they create lots of dangerous and polluting car trips, they are bad for transit ridership, and they crowd out housing opportunities. So Ann Arbor decided to create a new zoning district called “TC1” that mandated a minimum of two stories and capped parking next to many transit routes. This stops the worst-of-the-worst land uses. They also allowed buildings to get taller as they move away from single-family residential, a political necessity. But if we want truly walkable corridor, someday, we have to make sure that the roads next to these potential new neighborhoods are slow, safe, and interesting to walk along.
